Fat Boy Homes Ltd

M J F Architects approached JayTee with a unusual build project for Fat Boy Homes Ltd in Leeds. Planning delays and restrictions on the site had spawned tight project deadlines and presented a challenging build project.

 

To meet the design brief of 16 new-build apartments, JayTee’s team working with specialist groundwork engineers, prepared the site with the landscape excavation of a scooped bowl to satisfy height restrictions whilst still fulfilling  the planned number of apartments. Each apartment, built to high standard, benefited from the light and space created by the innovative landscaping.  The £950,000 project was completed to the complete satisfaction of both developer and architects..

 

 

Phase Two of the Howden Clough project posed another challenge to Jay Tee. The geography of the site exposed the proposed buildings to extraordinary forces from frequent strong winds. This challenge was solved by strengthening external walls and creating natural windbreaks through landscaping. Each Phase Two apartment, was again completed to the complete satisfaction of both developer and the individual homeowners.

Jay Tee Homes was approached with the proposal to develop 24 new build homes. It was an interesting project, but with a twist.  The land had been previously declared as 'unbuildable' by several local builders.  After a comprehensive site survey,  a joint venture partnership was agreed with Pullen & Sons. Jay Tee’s team, working with specialist groundwork engineers, remediated and prepared the site for the build.



The site was planned and designed to provide a mix of 24 individually designed, new build homes, each with privacy and space and to encourage community. Each house, sold out off-plan, was customised and individually built to the final owner’s specification and style.

 

Built in modern artificial stone under slate roofing with secure PVCu windows, the properties provide the ideal family home with spacious bedrooms, vast living areas and luxury fitted kitchens with most appliances integrated and high specification sanitary ware and fully landscaped gardens front and rear were included within the purchase price.

 

 

The £2.3 million “unbuildable” project was successfully completed to the complete satisfaction of both developer and the individual homeowners.
